Deals at 234 is a property investment platform owned and operated by 234 Apartments Limited. By accessing or using this website and our services, you agree to comply with and be bound by the following Terms and Conditions. Please read them carefully.
1. Definitions
- “We”, “Us”, “Our” refers to Deals at 234 / 234 Apartments.
- “User”, “You”, “Your” refers to any individual or entity accessing the website.
- “Investor” refers to a user (an individual or entity) seeking to acquire property investment opportunities.
- “Deal Sourcer” refers to an individual or entity submitting a property investment opportunity for listing and sale.
- “Property Seller”, Seller” refers to a property owner submitting a property for sale.
- “Deal” means any property investment opportunity listed, reviewed, or sold through our platform.
2. Use of the Platform
Our services are intended for:
- Verified property investors looking to buy investment opportunities.
- Registered and compliant deal sourcers submitting investment properties.
- Motivated sellers with properties suitable for investment.
All users agree to provide true, accurate, and complete information.
3. Investor Terms
- Investors must complete a vetting process in line with our Anti-Money Laundering Policy.
- Proof of funds, investment history, and identity may be required.
- A sourcing fee applies to each successful transaction determined based on the perceived value of the deal in terms of risk and return on investment. (ROI):
- Higher ROI and lower risk opportunities attract higher fees.
- Lower ROI or higher-risk deals attract lower fees.
- The sourcing fee differs from deal to deal and will be communicated in each deal brief/listing as part of the expense and return analysis.
- Sourcing fees are non-refundable once access to property and seller-identifiable information has been granted. However, in rare cases where conveyancing is ultimately unsuccessful due to a material issue with the deal that was not disclosed or misrepresented by the originating deal sourcer, the investor will be eligible for recourse. In such instances, Deals at 234 will take all reasonable steps to resolve the issue in collaboration with the relevant parties in order to progress the transaction. Only after all such efforts have been fully exhausted will a remedy be offered in one of two forms — either:
- A suitable alternative deal of equivalent or greater value, or
- A full refund of the sourcing fee, at the discretion of the investor.
- For a refund or replacement deal to be considered, the investor must provide documentary evidence (e.g. solicitor communication, surveyor’s report, or lender decision) confirming that the deal could not proceed due to an undisclosed material fault.
4. Deal Sourcer Terms
- Sourcers must be registered and compliant with all relevant UK laws.
- All submitted deals must:
- Include proof of market value (e.g., RICS survey, comparables)
- Include seller agreement or MOU reflecting quoted purchase price
- Include estimated rental and resale value and builder’s refurbishment quotes
- Hold strong, verifiable return potential of at least 15% ROI
- We vet deals submitted to us thoroughly before approving and listing them on our platform and sharing with our investors. Sourcers must cooperate with vetting and be ready to provide additional information and documentation not listed above to perfect the vetting process.
- Any misrepresentation, falsified documentation, or unsubstantiated claims in a deal brief will result in immediate removal and may be reported. The deal sourcer may also be permanently banned from submitting deals on the platform.
- We charge a 30% commission on all deals sold to our investors. This commission is deducted from the total sourcing fee paid by the investor.
5. Property Seller Terms
- Only motivated sellers with viable investment properties will be considered.
- Required documentation includes:
- Proof of identity
- Proof of ownership
- Proof of mortgage status and property purchase/background
- Repairs or refurbishment history
- Properties must not be structurally unsound or legally encumbered beyond remedy.
- Sellers must cooperate with vetting and be ready to sell. Additional requests for information and documentation not listed above may be made to perfect the vetting process.
6. Indemnity
By using our platform, you agree to indemnify Deals at 234 and its parent company, 234 Apartments, against any claims, losses, or liabilities arising from false information, negligence, or breach of terms by you.
7. Disclaimers
- We do not offer financial advice. All investments are made at your own risk.
- Deals at 234 does not guarantee returns or sales.
- Users are responsible for carrying out their own due diligence before completing any transaction.
